Under stress it is hard to judge offers. A few clear signs help – calmly, without listing other companies by name.
Fixed price on the phone

Local and reachable

ID checks are normal
Checking ID and authorisation before opening is responsible, not suspicious. It protects you and the resident. If papers are inside, show them right after opening; neighbours can often confirm the situation.
